Our Spaces
The Open Space
Our main event space features white walls, 18’ high ceilings, an 8’x8’ moveable wall, and a floor to ceiling infinity Cyc Wall that is the perfect spot for installations, a head table or photo booth. South-facing windows let in ample, soft light all day for picture-perfect moments. It is perfect for receptions, dinners, celebrations, offsite team meetings, corporate launches or intimate ceremonies.
The Loft
The Loft is our upstairs “green room” that overlooks the entirety of Realm. It’s furnished with soft seating. It can be used as a ready room, and becomes a natural intimate conversation space during events. Large windows let in natural light and provide a visual connection with the event festivities.
The Sun Room
Perfect for welcoming in guests, the Sun Room also features ample natural light, a moveable cocktail bar, blush banquet for seating, 6’x8’ movable wall and it’s very own infinity Cyc Wall. Our large garage door opens right out onto the patio, facilitating an open indoor/outdoor environment.
The Patio
Our outdoor patio integrates seamlessly with the rest of the venue and is a great area for cocktail hour, yard games, or cozy outdoor lounge. The west and south side are included in the Patio footprint which is a total of 1,000 square feet. In order to maintain proper ADA passage, a perimeter of the patio must be clear of any event items and obstructions.
Amenities & Inventory
Realm maintains WiFi, a movable large Smart TV, and Bluetooth speakers in the Sun Room & Open Space that can be synced. All full venue bookings include our moveable bar as well as tables and chairs for up to 50 guests. All specialty lounge furniture is included as well. Our WiFi and AV equipment are available at no additional cost.

Booking
Second Payment
Your second payment (50% of the rental fee) is due 90 days prior to the event date for all large format (full venue and/or 5+ hour) events. All small format (Open Space only and/or less than 5 hour) events, require the second payment (50% of the rental fee) to be made 30 days prior to the event date.
Booking Fees
Our booking fees are based on the day of the week, length of booking time and spaces used for the event. We have a variety of options to suit different event types and budgets. Prices are available upon request.
Reservations
Realm books events up to two years in advance. We offer a complimentary 7-day hold on your preferred date, which is typically set up after your in-person or virtual tour. Holds can be facilitated without a tour upon request.
First Payment
50% of the booking fee is due to secure your date along with your signed Facility Use Agreement and signed Policies. For large format events booked less than 90 days in advance and for small format events booked less than 30 days in advance, full payment is due to secure your date.
Cancellations and Refunds
If you cancel your event, notice must be given in writing to Realm, and rental fees paid to date will not be refunded. If your event is cancelled at least 120 days before your event, Realm may allow you to move the date of your event once (based on availability). You must request this move in writing, and you’ll be charged a $100 fee, along with the difference (if it’s more expensive than your original date) in rental fees for the new date.
Emergency Mandate
If Realm is closed for events due to City, County or State Health Order on your event date, you may either: cancel your booking and receive a 20% refund, reschedule your event to a future date with no fee, or select to have your payments transfer to a floating deposit to be credited toward a future event booking. Future event dates may have increased rates from your original selected date and additional fees will be charged to make up the difference.
General
Arrival and Departure Times
All clients, guests, and vendors must adhere to the event setup and tear-down times stated on the signed agreement. Early arrivals and late departures can result in additional charges. All deliveries must occur during your contracted setup and tear-down times. If you need extra time the day of your event, please request so at your earliest convenience as it’s subject to availability, and will incur additional fees.
Cleanup Responsibilities
At the end of your event, all event spaces that were used for your event must be left in the same condition as when you arrived: neat, tidy, and free of debris, trash, or decorations. Everything you bring in for your event (rentals, décor, etc.) must be removed. Cleaning supplies are located on-site for facilitating cleaning responsibilities which are detailed on the Event Check-in/Check-out form which can be provided prior to your event date upon request. Cleanup is the responsibility of the on-site contact for your Event. Cleanup is not the responsibility of Realm’s Venue Manager. Realm staff can facilitate cleanup for an additional fee if coordinated in advance and pending staffing availability. Typically the catering staff is lead for all cleanup protocols.
Event Hours
Event hours can start as early as 7am and end as late as 12pm. All bookings include time for setup portion, event portion and cleanup portion. Additional hours can be facilitated and purchased pending availability. All deliveries, setup, cleanup, and pickups must take place during your contracted booking time frame, unless otherwise coordinated and approved by Realm.
Amplified Sound
Realm follows all amplified sound rules and regulations required by the City of Denver and the State of Colorado. All windows and doors must be closed with all amplified music located indoors after 10pm.
Alcohol
Soft Close
Bar Service vendors are to execute a soft close 30 minutes prior to the event end time (prior to the scheduled cleaning time) per venue policy.
Private vs. Public
Private events that are not ticketed (such as a wedding reception) do not require a special events permit to serve alcohol. Colorado State law requires all events that are open to the public that serve alcohol obtain a Special Event Liquor Permit. Colorado State law also requires that all events that charge admission and/or charge for alcohol must obtain a Special Event Liquor Permit. You must file your applications with the City of Denver no later than 30 days prior to your event. Instructions, definitions of a Public Event, and the application can be provided upon request. The client (not Realm) is responsible for obtaining the permit for alcohol service when necessary.
Purchase
Realm does not have a liquor license, which means you can purchase your alcohol from whatever source you prefer. It is the client’s responsibility as to where and how alcohol is purchased, delivered, and removed from the venue.
Insured Bar Service
Colorado State law allows clients to serve alcohol at their events at Realm as long as it is served by a Realm-approved Bar Service or Realm-approved licensed and insured Caterer. Realm maintains a list of bar services that have provided their county/state-required licenses and insurance information.
In-House Furniture
Realm furniture is approved for indoor use only. Realm tables must be covered and protected from heat if used for food service. Damages to furniture will incur additional charges.
Damages or Additional Cleanup Charges
In the event that extra cleanup is required following your event, or there are any damages to the property (including damages that may result in Realm’s inability to operate), Realm reserves the right to bill the client and retrieve those fees/funds from your credit card on file. Any damage to the Cyc wall or movable walls will result in the charge of repair expenses. Damages are assessed on a case by case basis. If a repainting is required based on extent of damages, a minimum fee of $150 is required.
Catering
Catering is the only portion of Realm’s vendor list that is required. If you’d like to use a caterer that is not Realm’s List, head over to our off list catering guide for next steps. You’ll find instructions for how to get set up with an off list caterer. If the off list caterer you choose is (1) not a full service caterer, (2) is not contracted for the entirety of the contracted event time, or (3) is a full service caterer, but has not been contracted for the full service catering role, a staffing add-on is required. See the off list catering guide for more information. Realm must provide approval for the caterer, an onboarding fee will be charged and the caterer must provide their valid license and insurance at least 2 months prior to your event. Caterers that fail to provide a proper certificate of insurance to Realm are unable to operate on-site due to liability risks.
Moveable Bar
Only approved vendors and staff are allowed behind Realm’s moveable bar. No guests are permitted behind or on top of the bar. The bar can only be used for plating & serving, display or beverage service. Any other use of the bar must be approved in advance by Realm.
Floor Plans
All weddings and other large format events (full venue and/or 5+ hours) will receive a custom floor plan created in partnership with our Events Team that is determined during the Final Walkthrough. Changes to your floor plan can be made up until 7 days before your event.
Insurance
Per your signed agreement, Event Insurance is required, and can be easily purchased at Realm's listing on Event Helper. You can alternatively purchase Event Insurance through your car or home owners/rental insurance. It usually costs between $100-$200. If you go through an alternate provider, please include the following two entities as additionally insured:

Cyc Walls
Event use of the cyc walls must be approved by prior to your event date, and will be reviewed during your Final Walkthrough. Dance floors may not be located on the Cyc Wall floors due to increased risk of damages—we have a handful of other location recommendations that can be reviewed during the Final Walkthrough.
Décor
All décor must be approved by Realm staff in writing prior to your event. Decorations are reviewed after either your virtual questionnaire or in-person walkthrough.
Decorations may not be taped, nailed, tacked, screwed, glued or otherwise attached to the walls, floors, ceilings or furniture or any surface.
Command strips may be used only on the top of the Movable Walls (the top being the non-visible portion).
Washi Tape can be used to affix printed photos to the Movable Walls.
Confetti, glitter (and items coated in glitter), silly string, rice, birdseed, sparklers, and fog machines are not permitted.
Dripless candles may be used in vessels taller than the flame.
Parking
Parking is provided in the Realm parking lot. There are ample spots available around the venue. No parking is allowed in the VA parking lot demarcated by yellow posts. Overnight parking is not offered.
Pets
Service animals are permitted on the property during events. In addition to service animals, any well behaved personal pets may be on-site for a pet fee of $25, allowing you to have your favorite furry companion on-site. Looking to have more than one? A larger number of pets can incur an increased pet fee when appropriate. Any plans of animals for the event must be shared via the Virtual Questionnaire or during the Final Walkthrough, and then approved by Realm staff.
Event Planner (On-Site Contact)
Planners are required for all full venue events and are to be contracted for the totality of your contracted time. Your Planner (also known as your On-Site Contact) will play a key role in the success of your event. This person will be your liaison to Realm staff and your vendors. You can hire your planner for day-of services only or you can hire them to be involved in a larger scope of the planning process. Your planner may not be a member of your wedding party or one of your event guests. Your planner will be expected to arrive at the very start of your contracted setup time, check in with the Realm Venue Manager, coordinate your vendors’ schedules, make sure all event arrangements and policies are followed, manage the event, manage the cleanup of your event, and check out with the Realm Manager at the end of the night. Realm Staff
Realm’s venue operations staff is available to help coordinate any venue-related logistics of your event. For all full venue large scale events, we will host a Final Walkthrough one month prior to your event with your vendors. In this one-hour Walkthrough meeting, our venue operations staff will work with you and your vendors to finalize your event details. After the meeting, we will send you a copy of your floor plan and your event order which will include the inventory items you will be using, your timeline, and a list of your vendors.
Beginning at your contracted setup time, your designated on-site contact will complete the setup of all Realm inventory items. At the end of your event, your on-site contact will coordinate breaking down and putting away all Realm inventory items. We will be present during your entire event to help with any facility-related needs. Realm staff is not responsible for assisting with your preparations, decorations, event management, cleanup, or otherwise. The only exception would be if you’ve coordinated with the Realm Events team in advance to purchase a staffing add-on fee to facilitate any additional services such as setup and/or cleanup by Realm Staff. Service add-ons are subject to availability.
Security
Should we determine your event needs additional security, Realm will provide the security and you will be charged for the additional cost. The need for additional security will be determined no later than your final walk-through and is billed at a minimum of $50/hour.
Smoking
Smoking and drugs of any kind, including e-cigarettes & vaping, is prohibited indoors at Realm. Any smoking must only take place outdoors at the end of the patio on the parking lot level to allow for sufficient distance from all exterior doors, and only substances that can be legally consumed in public are allowed.

Rented Equipment and Deliveries/Pickups
All equipment delivered to, and/or used by the renter in connection with the event, is the sole responsibility of the renter. All such equipment must be removed from Realm at the end of the event. All exceptions must be approved by Realm Staff in writing no later than the Final Walkthrough Meeting and additional fees may be charged.
Final Walkthrough
All large format (full venue and/or 5+ hour) events must have a Final Walkthrough, which will take place approximately one month before your event (scheduled by our venue operations staff) with you, your on-site contact and your caterer, and any other applicable vendors. At this Final Walkthrough, your event timeline will be confirmed, your list of vendors will be confirmed, and the setup/floor plan of your event will be confirmed. All outstanding required paperwork (Licenses, insurances, etc.) is due at this time.
Final Questionnaire
All small format (Open Space only and/or less than 5 hour) events will receive an Online Questionnaire to finalize all food, beverage, decor, guest count and any other important event details. Small format events may schedule an in-person walkthrough in addition upon request.

Wedding Ceremony Rehearsal
If you are hosting your wedding ceremony at Realm, we provide a one-hour complimentary ceremony rehearsal. Your rehearsal will take place between 9am-5pm the week of your big day, based on availability. Your rehearsal will be scheduled at your Final Walkthrough Meeting.
Directions
Apple Maps & Google Maps (preferred) both have our correct location. Just plug in "Realm Denver.” We are the Steele Street Address in the south west corner of the complex.
